* Buyer’s Guide                                                         * Newspaper or Other Media

* Multiple Internet Sites Publications

Arrange Office Preview of the Property                  Stipulations:

Periodic Open House (where appropriate)           *Seller shall place no other sign than the Carolina One Real Estate sign on the premises.

Prepare Photo Marketing Brochure                        *Seller shall advertise price and conditions as listed with Carolina One Real Estate.

*Seller shall direct all Realtor  inquiries to Carolina One Real Estate.

 

 

 

WHEN SELLER PROCURES BUYER

 

 

Carolina One Real Estate shall:                          Seller shall:

Contact the potential Buyer and commence                      Notify Carolina One

the process to consummate the sale including:                 Real Estate immediately

* Pre-qualify the Seller’s Buyer

* Prepare the Seller’s Net Sheet

* Prepare the Contract of Sale

* Prepare the Appropriate Disclosures

(Agency, Lead Paint, etc.)

* Deliver All Necessary Documents and Property

Information to Buyer’s Lending Organization

* Coordinate All Inspections

(Buyer’s, Appraiser, CL-100, Termite, etc.)

* Deliver Contract to Closing Attorney and

Coordinate Closing

* Direct Closing Attorney to Rebate Seller ½ of

Total Commission at Closing

 

 

 

Seller acknowledges that rebate shall not apply when:

* Buyer was shown the property by Carolina One Real Estate or any licensed Realtor at any time during the listing period.

* Buyer is under Exclusive Agency Agreement with any Realtor.

 

 

 

MY PLEDGE TO YOU

 

Before we sign an agreement I will take the time to call all of the potential buyers who have come to see your home.  If there is no response from anyone, we will proceed with the agreement.  I will aggressively market your home and keep you up to date on a weekly basis.
